ESAS / BEAS
Imagine purchasing a site for hundreds of thousands of dollars or more, only to learn during construction that hazardous materials have been discovered and you are legally obligated to remove them at a cost of potentially more than $1,000,000. The risks are real.

Industry, lending institutions, developers, real estate professionals, and government agencies routinely request environmental site assessments prior to closing property transactions. Gosling Czubak provides Phase I and Phase II Environmental Site Assessments (ESAs) to help identify environmental problems and potential liabilities as part of due diligence in real estate transactions. Gosling Czubak also conducts Environmental Acquisition Audits for oilfield and other clients interested in purchasing multiple sites.

If environmental contamination is found, we can perform a Baseline Environmental Assessment (BEA) to protect you from environmental liability. The BEA is a means of evaluating the environmental conditions that exist at a site or property at the time of purchase, occupancy, or foreclosure in a way that reasonably defines the existing conditions and circumstances at the facility. The BEA also provides a means of distinguishing new releases from existing conditions.
